A+ Design Group embarked on a transformative journey when tasked with the redevelopment of an existing 7-story building. The challenge was to craft a new design scheme that would adhere to an envelope of 11:1 FSR (Floor Space Ratio) while upholding the highest standards of design excellence.


In response to this demanding mandate, our team meticulously studied shadow diagrams, ultimately discovering an ingenious way to harness approximately 250m2 of sunlight and redirect it toward the southern side of Jubilee Park. This innovative approach not only enhanced the quality of space but also laid the foundation for new planning controls. These controls, once embraced by the council, ignited a renaissance in the Parramatta CBD development landscape.
