A+ Design Group was engaged to explore a commercially viable redevelopment scheme for a mixed-use retail and gym facility. The proposed concept integrates a vibrant ground-floor retail space with a first-floor gym, supported by two additional levels of rooftop parking to meet CDC requirements. The design responds to key urban planning considerations, including building envelope, streetscape activation, and pedestrian connectivity to surrounding commercial precincts. To support financial feasibility, an alternative option was developed featuring a single-level retail scheme that qualifies for Type C construction under the NCC—minimizing fire safety requirements and significantly reducing construction costs. This dual-strategy approach offers flexibility to stakeholders by weighing potential rental returns against buildability and regulatory constraints, reflecting our commitment to design-led yet practical solutions.
